DealMap Intel
How the system reasons

Methodology

A transparent look at how DealMap Intel turns raw records into a defensible research queue — from resolving property identity to gating what reaches an analyst.

The pillars

Five methods that keep the queue honest.

Identity resolution

A property is identified by its parcel identifier and jurisdiction. Distinct verified parcels are never merged; related parcels are linked, not collapsed.

Deduplication

Records describing the same property are consolidated by identity, so a single opportunity never appears as several.

Evidence sufficiency

Opportunities are promoted only when verified, current, and confident claims clear a sufficiency bar.

Ranking

Research priority reflects how well an opportunity fits the buy-box and how strong its evidence is — research priority is not a claim about investment quality.

Human review

Nothing is auto-promoted or auto-resolved. Analysts make the calls, with a full audit trail behind every change.
Identity first

Why property identity comes before everything.

Get identity wrong and every downstream metric is wrong. DealMap Intel anchors on the authoritative parcel identifier and jurisdiction.

  1. 1

    Anchor on parcel + jurisdiction

The parcel identifier within its jurisdiction is the primary identity for a property.
  2. 2

    Link, don't merge

Parcels that share a site or are adjacent are linked as relationships — distinct verified parcels are never merged into one.
  3. 3

    Preserve provenance on repair

When records are corrected or enriched, their source history is appended, never overwritten.
Honesty rules

What the methodology refuses to do.

  • Never fabricate a value to fill a gap — unknown stays unknown.
  • Never auto-promote an opportunity without sufficient evidence.
  • Never silently overwrite a conflicting source.
  • Never present research priority as investment advice.
