Methodology & Unknowns

How criteria are classified

Each criterion is mapped to a data capability. If a public or configured source can supply it today, it is ACTIVE. If it can only be stored, it is CAPTURED-ONLY. If it needs a real source or evidence first, it is SOURCE-REQUIRED. Unsupported criteria are UNAVAILABLE.

Why no matches are returned

This tool does not search a property database. It produces a criteria specification and a research checklist — never a fabricated list of matching properties or an opportunity count.

Unknown State Policy

Any criterion without a currently available source is marked SOURCE-REQUIRED or UNAVAILABLE — never silently treated as filterable.

Evidence Disclosures & Limitations

Disclosures

  • Criteria are classified against a fixed capability catalog describing what public/licensed/manual sources can supply.
  • Unit count, rent, occupancy, debt, distress, and asking price are always SOURCE-REQUIRED here because no real evidence is supplied to a buy-box.
  • Assessed value is never substituted for asking price, and unit count is never inferred from building count.

Limitations

  • It returns no property matches and no market opportunity count.
  • It makes no investment recommendation and no valuation.
  • SOURCE-REQUIRED criteria cannot filter or score until real evidence is supplied.

Frequently Asked Questions

No. It builds a criteria specification and a research checklist. It never returns fabricated property matches or an opportunity count.
